Nissan Sunderland’s site covers approximately 200 hectares and is the largest single car manufacturing plant in the UK. Nissan has substantial existing on-site renewable generation — including a 4.75 MWp wind farm and progressive rooftop PV deployment — and has committed to fully renewable electricity supply by the end of the decade.
The IAMP development on land adjacent to Nissan is the largest UK automotive supply chain build-out in progress. The masterplan covers approximately 100 hectares with multiple new buildings being delivered for tier-1 automotive suppliers, battery technology partners and supporting logistics. The IAMP buildings are being delivered with solar-ready specifications, and several major occupiers have committed to PV deployment from occupation date.
For tier-2 and tier-3 automotive suppliers around Nissan/IAMP — there are roughly 120 within a 50-mile radius — the IETF route applies and several mid-sized awards have been made since 2022.
North East pharmaceutical cluster
The North East hosts a substantial pharmaceutical manufacturing cluster:
- GSK Barnard Castle (County Durham) — one of GSK’s largest UK manufacturing sites, producing antibiotics and respiratory products. GSK has a corporate net zero commitment and Barnard Castle has been progressively decarbonising under a combination of internal capital and IETF.
- MSD (Merck) Cramlington — antibiotic and vaccine manufacturing. MSD has committed to renewable electricity globally by 2025 and Cramlington has substantial PV deployment.
- Sanofi Newcastle — vaccine manufacturing. Sanofi’s UK operations have a separate decarbonisation programme.

Newcastle Hospitals NHS Foundation Trust
Newcastle Hospitals NHS Foundation Trust operates the Royal Victoria Infirmary, Freeman Hospital (specialist cardiothoracic and transplant surgery), and the Great North Children’s Hospital. The estate covers approximately 600,000 square metres.
Newcastle Hospitals has had progressive PSDS Phase 3 and 4 engagement. The Freeman Hospital site has been a particular focus for integrated retrofit covering air source heat pumps and additional PV. The Royal Victoria Infirmary has heritage-protected elements (the Hancock building) that constrain rooftop PV but allow PV elsewhere on the estate.
Newcastle and Northumbria Universities
Newcastle University operates approximately 600,000 m² of estate centred on the Newcastle Helix area in central Newcastle. UoN has had progressive PV deployment since 2021 under a combination of internal capital and Salix funding. The Newcastle Helix area itself was developed with substantial integrated decarbonisation including PV across multiple new buildings.
Northumbria University has a smaller but actively decarbonising estate centred on the City Campus and Coach Lane Campus.
Cobalt Business Park and Quorum Business Park
Cobalt Business Park in North Tyneside is one of the larger UK out-of-town business parks, hosting approximately 350 businesses with around 14,000 employees. Major occupiers include the National Trust, Hewlett Packard Enterprise, Bechtel and a range of professional services firms.
The wider Quorum Business Park / Killingworth area has been a notable cluster for tech and professional services occupiers. Both Cobalt and Quorum have progressively deployed PV across newer buildings. Older buildings are being progressively retrofitted under a mix of building-owner and tenant-led projects.
North East Mayoral Combined Authority (NEMCA)
NEMCA was established in May 2024 covering Northumberland, Newcastle, North Tyneside, Gateshead, South Tyneside, Sunderland and Durham. It is one of the newer combined authorities and has £1.4bn of devolved investment over 30 years.
For commercial solar specifically, NEMCA-administered funding is still being structured but several pilot routes are emerging:
- NEMCA Investment Zone. Designated 2023, covering parts of Newcastle, Gateshead and Sunderland. Provides freeport-style tax incentives that stack with Full Expensing on solar PV plant within the zone.
- Local Growth Fund legacy allocations support rural and small-town solar projects across the North East.
- Just Transition Fund. The North East has been a particular focus for Just Transition support given the legacy of heavy industry in the area, including coal, steel and shipbuilding. Several solar projects have received Just Transition co-funding.
Tyne and Wear shipbuilding heritage and offshore engineering
The Tyne and Wear shipyards — including A&P Tyne, Smulders Engineering at Wallsend, Equinor’s offshore operations at Sheerness — have transitioned from traditional shipbuilding to offshore wind and subsea engineering. Northumberland has substantial rural REPF activity. The county is the largest in England by area and has a substantial agricultural and rural enterprise base. REPF allocations through Northumberland County Council have supported a number of farm-scale and rural enterprise solar projects since 2024.

DNO position — Northern Powergrid
Northern Powergrid covers the North East (and Yorkshire). The network has been one of the more solar-permissive UK DNOs. Connection capacity is generally good across Newcastle and the surrounding industrial estates. The Team Valley industrial belt at Gateshead has had progressive reinforcement and capacity is now generally available.
